Why Buy New Paltz Real Estate on Your Own?

How do I know who a particular agent works for?

Before seeing a house with an agent, it should be apparent to you what their role is and who they work for.  New York State mandates that any potential customers should receive an New York State Agency Disclosure  upon your first substantive contact with a real estate agent. 

Some customers become confused when a real estate broker takes them to see a home which has a lawn sign of different real estate company posted.  Most buyers assume that since that broker does not work for the listing agency (company on the sign) they are working on behalf of them.  In this case, that broker could still be working for the seller even though his company is not the listing company (company on the lawn sign). 

Enlisting out team as your buyer's broker can eliminate this confusion by providing an assurance that this broker is always working on your behalf and in your best interest.

 

Shouldn't I just call the broker on the lawn sign?

You can call the broker on the lawn sign, but you must be aware that this broker is working on behalf of the seller.  Their goal is to get the best price and terms for the seller, so they do not have your interest in mind. 

By selecting a buyer broker to represent you exclusively, you can allow that broker to set up an appointment to show you the home.  While showing the home to you, the buyer broker can offer you an objective opinion about it.  Should you want to make an offer, your buyer broker negotiates to help you obtain the best price and terms for you.
