Are you the listing agency for all of the listings on this website?
Our company is not the listing agency for every listing on this website. However, we can show you any property and provide answers about any home or property posted on the website. We have aggregated all of the area listings in order to make it easier for customers to have the widest selection of listings to browse through and consider. The end result is that you can feel confident that you have accomplished a thorough search of all real estate in New Paltz and the surrounding towns by searching solely on our website.
Why should I work exclusively with an agent?
An agent who works exclusively for you is able to work in your best interest at all times. Helping a buyer purchase a home is a time-consuming and work intensive process for an agent. An agent has no gaurantee that their hard work and time commitment will culminate in a paycheck. An agent who knows that a particular buyer is loyal to them tends to be more motivated and better able to devote the appropriate amount of due dilligence, time, energy and effort to find you the ideal home because they know that there is a higher probability that their work is not in vain.
Do I need to be Pre-Approved in order to work with one of your agents?
We recommend that you get pre-approved by a reputable lender prior to starting your home search and prior to meeting with one of our agents. We will be happy to provide you with contact information for local lenders who can do a short consultation over the phone, if necessary. Investing in a short conversation with a loan officer about your credit profile and qualifications can pay substantial future dividends by saving you plenty of time, money and frustration. It would be foolish to pursue the purchase of a home without first knowing if you can qualify for a mortgage and are comfortably able to afford a monthly payment.
How do I know who a particular agent works for?
Any time you have substantive contact with a real estate broker or salesperson, they are required to present you a mandated New York State Agency Disclosure, which describes their agency relationship to you. It should be apparent to you who an agent works for before you see a home or discuss the possibility of submitting an offer.
Why do the listings not include a property address?
We have to respect the wishes, privacy and security of the seller. If you would like additional information about a particular home or would like to set up an appointment to see one, we will be happy to do so.
Can I just show up at a home I saw on the website and ask the owner to see a home?
Potential buyers that show up at a home without an appointment can intrude on the privacy of that owner. Sellers sometimes have pets, odd work schedules, medical conditions or special circumstances that do not allow them to attend to an unannounced visitor. Furthermore, many owners prefer to have an agent show the home instead of them personally doing it.
Do some of the homes and properties on the website already have accepted offers on them?
Some of the homes and properties do already have accepted offers. However, listings remain on the website until the closing settlement because some owners maintain the desire to actively market their home in case a buyer is unable to follow through with their commitment.
Should I search other real estate websites for listings?
Our website has every home listed for sale through the Ulster County MLS. Virtually all brokers participate in the MLS by sharing listings and making them available for other brokers to post on the web. So, there is no need to jump from one website to the next to search for homes in the New Paltz area.
In addition, we have access to all other MLS databases in the Hudson Valley and Catskills, so we can help you even if you decide to expand your search to Orange, Dutchess or Greene County. We are well equipped to help you no matter what area or price range you are looking for.
What is the difference between the listing broker and the buyer's broker?
In general, the listing broker is the agency that has agreed to attempt to sell the home for the sellers. The listing broker is usually the broker that places 'For Sale' sign on the property. The listing broker's main goal is to get the best terms and price for the seller.
A buyer's broker is a broker that undertakes to represent the buyer's best interest and get the best price and terms for the buyer. A buyer agency agreement is signed by the broker and the buyer to designate this relationship.
