What is IDX?


I ask my clients to use the IDX on my website to search for listings in Ulster County. The question always comes up- What is IDX?


The newest thing in real estate is IDX.


First of all, IDX means "Internet Data Exchange". So, MLS IDX is internet data exchange from the Multiple Listing Service. The IDX on my site is through the Ulster County MLS.


As Realtor’s we work in cooperation on listings. If you see a real estate sign outside a home that is the Listing Agent’s Brokerage sign but every agent in the Ulster County MLS is working in cooperation to sell that property. All Ulster County MLS agents have access to the information regarding every property on the Ulster County MLS.


IDX gives MLS members the resources they need to display each other’s listings on their internet websites.


IDX on your buyer’s agents website can be used at the speed of the internet. It tends to be more accurate than other internet websites that need to be manually adjusted in price change, listing status and change to the listing. The IDX is streamed right from the local MLS so it is accurate and current.
